Our Process

 

STEP 1 - Initial meeting & estimate

Simply call or email, and we will arrange a time for you to meet with our experienced Builder, Scott. Scott will discuss your requirements and, using his wealth of knowledge, advise you on the best outcome. From here, we can work on a Building Estimate for your project. We understand you may need to stick to a strict Budget, so we can tailor a package to suit your needs.  Upper-Level Living is currently only available to service West Brisbane and South Brisbane as well as the Ipswich and Surrounding Areas.

 


 

STEP 2 - Preliminary concept proposal & quote

 

Next we will draw up a Preliminary Agreement. There are 2 options here:

 Option A: $2950 inc. Gst*

If you are weighing up your options and aren't sure whether a second Storey is quite right for you

Price Includes:

  -Professional Drafting of existing house plans        & drawing a 3D Concept Proposal $2585 inc        Gst

  -Estimated Build Cost.

This Does NOT lock you into a contract or any further work. It will give you the knowledge to decide whether an extension is right for you. 

(*an extra $605 Inc. Gst is required if detailed existing house plans cannot be supplied for a site visit and measure-up).

 Option B: $7950 inc. Gst**

This is for clients ready for a Layout Proposal, complete with Working Drawings, Energy Efficiency, and Structural Design (Engineering).

Price Includes:

-Site Visit and Measure Up $605 inc Gst*

-Drafting of Existing House Plans $1045 inc Gst*

-3D Concept Proposal $1540 inc Gst*

(*Deductable if already prepared)

-Working Drawings $1760 inc Gst

-Fixed Price Contract and Specification

-Engineered Plans

-Energy Efficiency Certificate

**Price is subject to change due to the complexity of a project. Does not include Council Approvals, soil testing, Certification costs, QBCC Home warranty Insurance or     Qleave costs, which may be required to gain council approvals.


 

 

STEP 3 - Approvals

If you are ready to gain council approvals and your fixed-price contract is agreed on and signed, you will be required to pay the deposit within the contract. We will send the documents off to the relevant authorities for Council Approvals. This will include compulsory QBCC Home Warranty Insurance and QLeave as well (These costs are included in your fixed-price contract). Remember, we are able to take care of all of this, so you don't have to! You will only ever have to deal with one Person.

 


 

STEP 4 - Construction of the job

We will endeavor to commence your project as soon as it is released from local authorities, and focus on maximizing tradesman attendance to ensure to smoothest operation with as little disruption to your everyday life as possible. A work schedule is carefully planned and adhered to, streamlining your project. Communication and Safety is always a priority.
